A hot water plant room is a dedicated space within a commercial building that houses the equipment required to heat and distribute hot water to all outlets throughout the facility. A typical commercial plant room contains one or more large-capacity gas water heaters, recirculation pumps to maintain hot water temperature throughout the pipe network, header tanks or buffer vessels, expansion vessels to accommodate thermal expansion, thermostatic mixing valves (TMVs) to control delivery temperature, pressure and temperature relief valves, isolation valves, and associated controls or building management system connections. The configuration varies by facility type, building size and hot water demand profile.

The primary standard is AS/NZS 3500.4, which covers hot water supply services in plumbing and drainage systems. This standard specifies design, installation, testing and commissioning requirements for commercial hot water systems. For thermostatic mixing valves, AS 4032.1 applies. Aged care and healthcare facilities are also subject to NSW Health guidelines on legionella risk management and specific temperature control requirements for patient and resident areas. Most commercial plant rooms should be inspected and serviced at least twice per year, with additional checks aligned to your legionella risk management plan. A standard service visit covers gas water heater performance and burner condition, recirculation pump operation, expansion vessel pre-charge pressure, TMV function testing against AS 4032.1 requirements, pressure and temperature relief valve inspection, and a full temperature audit across the system. High-use facilities such as hotels and gyms typically benefit from quarterly inspections given the operating hours their equipment accumulates. Under AS/NZS 3500.4 and NSW Health legionella control guidelines, water in a commercial hot water storage system should be stored at a minimum of 60 degrees Celsius to prevent legionella growth. The recirculation system should maintain at least 55 degrees Celsius at all return points. At the point of delivery to users, TMVs reduce the temperature to a safe level, typically 45 degrees Celsius for general amenities, and lower in specific-use areas such as aged care facilities where AS 4032.1 sets stricter requirements. These temperatures are set and verified during commissioning and checked at every scheduled maintenance visit.

Call us immediately if you observe any of the following: hot water delivery temperature has dropped significantly or become inconsistent across the building; you can hear unusual noises from a heater or pump, including banging, hissing or high-pitched vibration; a pressure relief valve is discharging or dripping; there is visible water leaking from any vessel, pipe or fitting; a BMS alarm has been triggered for the hot water system; or the system has simply stopped producing hot water. Most of these symptoms indicate a fault that will worsen without intervention and some, such as a discharging relief valve, represent an immediate safety concern. Installation duration depends on the facility size, the number and type of heaters, the complexity of the recirculation system and whether BMS integration is required. A straightforward replacement of existing equipment in an established plant room can be completed in one to three days. A full new plant room fitout for a large hotel or aged care facility, including new gas line work, primary and secondary pipework, pump installation and BMS commissioning, typically takes one to two weeks.
