Do you handle Sydney Water applications and compliance for new commercial connections?
Yes. New commercial plumbing connections require a Sydney Water Building Plan Assessment, and in some cases a Building Over or Adjacent to Sydney Water Assets assessment. We prepare and lodge these applications, liaise with Sydney Water on assessment queries, implement any required design modifications, attend the required inspections and supply the compliance documentation on completion. Can you provide hydraulic design as well as installation?

For straightforward commercial drainage submissions, we are able to prepare drainage design documentation for certifier lodgement. For complex hydraulic engineering that requires a hydraulic engineer of record, we will recommend an appropriate consultant and work closely with them throughout the construction phase.

What is involved in a sewer main installation for a commercial development?
A commercial sewer main installation typically covers: Sydney Water application and assessment; plumbing plan approval; civil excavation to depth; bedding and pipe laying to the specified gradient; connection to the Sydney Water reticulation sewer; pressure testing and inspection; backfill and compaction to the road authority or council specification; reinstatement of any affected road pavement or footpath; and supply of as-built drawings and compliance certificates to the principal certifier. Where the connection is in a live road, traffic management is coordinated as part of the same scope. We manage the full process from application to compliance sign-off.

Do you work on stormwater detention systems required by council?
Yes. Most Sydney councils require stormwater detention on commercial developments to limit peak stormwater discharge to the pre-development rate. We install underground stormwater detention tanks, orifice plates, overflow control pits and level spreaders to the dimensions specified by the hydraulic engineer and the relevant council DCP. We also install on-site retention systems including rainwater tanks configured for detention purposes. All detention systems are tested and as-built drawings are supplied for the council engineering inspection and development consent sign-off.

How do you manage civil excavation near existing underground services?
Before any excavation begins, we complete a Dial Before You Dig search covering all registered service owners in the affected area. For areas with a high density of services, or where the Dial Before You Dig records indicate uncertainty about depths or positions, we supplement the plan with vacuum excavation potholing at targeted intervals. This non-destructive method exposes services precisely without risk of striking them with mechanical plant. Only once services are located and marked do we allow mechanical excavation to proceed in the affected zone. This process is documented on our site safety management plan for each project.

What is included in a dilapidation report for civil plumbing works?
A pre-construction dilapidation report documents the existing condition of structures, surfaces and assets adjacent to or likely to be affected by the proposed civil works. This typically covers the facades and subfloors of neighbouring buildings, boundary fences, garden beds, driveways, footpaths and any visible above-ground services within the zone of influence. Photographs are taken at close intervals and any existing defects are clearly noted. The report is provided to the neighbouring owner before works begin. A post-construction dilapidation report can be prepared on completion to confirm no new damage has occurred. This process protects both EKORP and the project owner from claims about pre-existing conditions.

Commercial hydraulic and civil contracts are priced as either fixed-price lump sum agreements or schedule-of-rates contracts, depending on the scope definition available at tender. For projects with a complete hydraulic design and defined scope, we provide a fixed-price contract with clearly itemised provisional sums for items subject to authority determination. For early-stage or design-and-construct engagements, a schedule of rates is often more appropriate as it allows pricing to be confirmed as the design develops. In either case, variations to the agreed scope are assessed and priced in writing before additional work is authorised.
